Live property search through an IDX or MLS feed is not currently available on this website. Where the site indicates that property search is coming soon, no live listing data is being displayed, and nothing on this site should be read as a current or complete representation of available inventory.

San Diego Fit produces area suggestions from two things: the preferences you select while completing the assessment, and a structured set of research data about areas in San Diego County. It applies a fixed, deterministic scoring model — the same answers produce the same results. It does not use artificial intelligence or machine learning, and it does not generate predictions about you.

San Diego Fit is intended to help you identify areas that may deserve a closer look. It is a starting point for your own research, not a conclusion. Specifically, San Diego Fit results:

• Are not a guarantee that an area will satisfy every preference you expressed, or that you will like it
• Are not an appraisal, a valuation, or an opinion of the value of any property
• Are not legal advice, tax advice, lending advice or a professional inspection
• Do not describe any specific property, and do not indicate that a suitable property is available in an area
• Rely in part on public datasets, which have publication dates, geographic boundaries, coverage limitations and margins of error, and which may be updated or superseded
• Reflect conditions as recorded in that data, which may differ from conditions today

You should evaluate properties and communities for yourself — including visiting them — and consult the appropriate professionals before making a real-estate decision. Ardra Realtor is glad to help you think through the results, but the decision is yours.

The buyer calculators and the homebuyer timeline provide estimates and general information for educational purposes. Their results depend entirely on the figures you enter and on simplified assumptions.

They are not a loan estimate, pre-approval, qualification or lending decision, and they are not financial, tax, lending or legal advice. Ardra Realtor is not a lender, mortgage broker or financial adviser. Actual rates, taxes, insurance, loan programs, costs and timelines vary; consult qualified professionals about your circumstances.

Through Home Transitions and otherwise, Ardra may help connect clients with independent businesses and organizations — for example estate-sale professionals, clean-out and removal services, appraisers or evaluators, movers, contractors, stagers and charitable organizations.

Those providers are independent of Ardra Realtor. They are not its employees or agents, they set their own terms and they are responsible for their own work. You remain free to choose any provider you prefer, and Ardra does not guarantee the services, pricing or results of any provider.

Ardra does not provide legal advice, including advice about estates, trusts, probate or who has authority to sell a property. Consult an appropriate attorney or qualified professional about those matters.
